Contract Zoning

Contract zoning provides flexibility in zoning regulations so that the Town has the ability to approve desirable development. A contract zone is a legal agreement drawn up between the Town and the applicant upon which the Town places specific conditions tailored to the project and/or the site. A project proposed as a contract zone must provide discernable public benefit and the applicant must demonstrate how the project furthers the goals of the community by establishing its consistency with the Comprehensive Plan. 

Please note that projects subject to contract zoning are also subject to development review and the applicant may submit an application for site plan review following their contract zone approval or they may choose to go through the two processes simultaneously with a request that site plan approval be contingent upon endorsement of the contract zone.
